New Tenant Information (Lease Rider)

When renting an apartment unit, a new tenant information kit, or lease rider, can be an important first step towards the development of a smooth sailing tenancy.

Since starting off on the "right foot" with any kind of relationship is a great advantage for achieving success, using a lease rider will provide additional help to get the new tenancy moving in the right direction.

Providing such a rider as an "addendum" to the lease or rental agreement can have the following benefits for both landlord and tenant…

  • It reinforces the main points of the lease or rental agreement which can sometimes get buried in details and loose impact or go unnoticed,
  • The landlord has an additional opportunity to read and explain the information in the addendum to the new tenant, giving it more importance and clarity,
  • The new tenant has the opportunity to ask questions and clear up any misunderstandings, and
  • The new tenant becomes further aware of their own responsibilities as well as the landlord's primary concerns and policies.

A new tenant information kit, in addition to the rental contract itself, could contain copies of tenant rules and regulations, EPA lead pamphlet, blank intent to vacate letter, unit condition checklist, etc.

The time that's required to explain this material to the new tenant is time that is well spent. It can certainly pay dividends by avoiding problems and creating longer lasting tenancies that seem to run on "auto-pilot". And this is what leads to landlord success!

For more details about providing useful information for new tenants, please visit The Landlord's Library book collection. It's a terrific, one-stop source for practical, comprehensive information on the entire subject of residential landlording.
